What the real estate salesperson exam tests
Most states split the exam into a national portion on general real estate principles and federal law, and a state portion on that state’s license law. The national portion is written by Pearson VUE or PSI; both give 80 scored questions and need 56 correct. Pearson VUE’s outline, used in Texas and many other states, weights the national portion like this:
| Pearson VUE national content area | Scored questions (of 80) |
|---|---|
| I. Real property characteristics, legal descriptions and property use | 11 |
| II. Forms of ownership, transfer and recording of title | 9 |
| III. Property value and appraisal | 11 |
| IV. Real estate contracts and agency | 16 |
| V. Real estate practice | 10 |
| VI. Property disclosures and environmental issues | 9 |
| VII. Financing and settlement | 7 |
| VIII. Real estate math calculations | 7 |

Exam format by state
Formats come from each regulator’s current handbook or exam page. Each state page lists the fees, retake rules, education requirements and pass rate, with sources, and a practice exam built to that format.

How many questions are on the real estate exam?
It depends on your state. Pearson VUE and PSI states give a national portion of 80 scored questions plus a state portion whose length each state sets: 40 scored questions in Texas and Virginia, 74 in Colorado. California gives one 150-question exam and Florida one 100-question exam.
What score do I need to pass the real estate exam?
The national portion needs 56 of 80 correct (70%) in Texas, Virginia and South Carolina. Texas also needs 28 of 40 on its state portion. California requires 70% of 150 questions and Florida 75 of 100.
How hard is the real estate exam?
About half of candidates pass on a given attempt. California reported a 51% salesperson pass rate for July 2024 to March 2025; Texas reports 56% of candidates passing both portions on the first attempt; in Florida 49% of first-time candidates and 32% of repeaters passed in September 2026.
